Reading the numbers
Annual comparisons use the same month one year earlier. Days on market changes are shown in days, inventory supply in months, and the original price ratio in percentage points. Other changes are percentages.
A median is the middle result, not an estimate of your home's value. The mix of homes sold can change the median, especially when few properties sell. Residential and Condominium follow the source's property classifications.
Months supply uses the InfoSparks “Months Supply of Inventory (Closed)” series as provided. It may differ from simply dividing this month's homes for sale by closed sales.
